I liked this book because it is well organized and informative. At the beginning of every chapter the author includes a list of key terms; and key words are bolded and defined through out the chapters. In the back of the book, there's a glossary. This book covers the main topics of the Texas Real Estate Sales Exam in a very thorough, organized way.

This book is not a very in-depth book on the principles of california real estate. It covered topics only very breifly, and really sped through them with not a whole lot of explanation. I would highly advise buying a different book if you intend to pass the CA Real Estate Licensing Exam.

Almost half of the book is devoted to the appendices, which contain numerous useful checklists, forms, financial spreadsheets and sample agreements.
Since this is an easy introductory text, the book does not delve into the difficult (but much more interesting) topics such as feasibility analysis, community opposition to development, and equity financing.

Everyone I talk to tells me this is a great book to have for the sample tests. The readability of it is zero---make sure you have a supplement with words and phrases and background before you crack this open. It summarizes key points and thats IT. Then gives you sample quizes. And vocab. The thing everyone says is great is that it gives you the answers to the test and tells you the answer---and why the answer is right to the question they ask. Its helpful as an alternative source---if you are new to real estate, PLEASE don't just use this book. The vocabulary alone will KILL YOU! Use this as a study guide and practice material to your main work. And good luck!

I thought this would be a comprehensive guide based on the other "Graphic Standards" field guides that I have, but I was wrong. Although the information seemed accurate, it was very basic and only for amateurs.
Good read for the very basic homeowner, but far too simple for a professional in any of the trades, designers or inspector's! Also, the images are small and black & white.
Sorry, but this one was lacking any real benefit, in my opinion.

I am just starting to research what's involved in purchasing a first home. I found this book to be very helpful in providing a landscape of what is involved, but you should supplement it with more specific books, particularly around mortgages.
The book starts out by having you evaluate what you want in a home, and prioritizing the features. It tells you how to research neighborhoods, ok this is pretty city-centric but they are trying to reach a wide audience. It explains the various professionals involved in each stage of the process, provides forms for interviewing them, and explains what they should provide. It continues to walk you through the inspections, negotiations and closings.
The book is easy to read, but let's face it, the purchase process is complex, and I found myself re-reading some sections discussing the many forms and insurance options. There are some quirky sidebars that are of questionable value (songs about houses, a cookie recipe) but they do add some levity.
Where the book fell a little short was the mortgage discussion. The first book I read "Mortgage Ripoffs and Money Savers: An Industry Insider Explains How to Save Thousands on Your Mortgage or Re-Finance" covers this in great detail, and I highly recommend it as supplemental reading. It will explain in detail the junk fees that are mentioned in this book.
The forms included in the book have varying degrees of usefulness, but the interview and inspection forms are gold. A number of websites are listed throughout the book, and will save you from having to Google for the information.
Overall I'm happy with this book, and plan to reference it throughout the purchase process.

I bought my first home in 1963. I have bought and sold homes four times since, so I have gone through the exercise five times. I thought I had a pretty good comprehension of the process, but reading this book tells me that I was probably aware of less than 50% of important details that are not apparent to the average consumer. This book is crammed with ideas, scenarios, guidance, and caveats, some of them expressed in extreme detail. The financial guidance and calculation worksheets alone are worth the price of the book. This book should be in the hands of every homebuyer, including first timers and experienced ones such as I. My next move will likely be to a downsized residence. I will definitely use some of the planning techniques to allow my wife and me to prioritize our true needs.

I have the fortune of having Mark on the scene at my Port Orange Florida home when I am in Massachusetts and not lucky enough to ship him to Medway Massachusetts when we are in Florida. Mark's book is the absolute layman's handbook to protecting that which is only 2nd in importance to protecting your loved ones and the family dog. The mistakes I personally made prior to reading Leaving Your Home Alone (in Massachusetts) cost us over $5,000 in repairs to systems I screwed up by not knowing how to park them. So BEFORE you think about leaving the castle you need to click the buy it button. I have never had a single issue in Florida and we left that in Marks hands since the day we bought it.
Worst thing is coming home and making certain you have room in the driveway for the service trucks!

The first 120 pages of the book do nothing but drone on and on about why you should get a home inspection done and about the legal liabilities of the inspectors. I think most people who've bought the book have probably already decided to use an inspector and don't need to be told through 120 pages that they should!
Every other page is a reprint of a question that someone had sent him in his newspaper articles and are mostly redundant.
For example, he'll tell you that in most parts of the country Inspectors don't consider swimming pools to be part of the inspection. He'll then use up a full page for a q&a letter that says, "Barry, I recently got an inspection done and the inspector didn't include the swimming pool in the report. Wasn't he supposed to do this?".
I consider all of the Q&A letters to be redundant and insulting my intelligence by assuming I need the point repeated like a preschooler. It is nothing more than filler so that you won't realize you are buying what is essentially a 75 page book that is nothing more than a checklist.
Lastly, once the interesting part of the book commences (the checklist) he puts up pictures of common problems. The problem is that the pictures are black and white and are so small that you can't even see what the problem he's describing in the picture actually looks like!
In short, I think you could find the checklists you need for free on the internet and skip this book. It is nothing like what I expected based on the title.

"How to Sell Your Home in Any Market" is really a great read. It's both entertaining and chock full of great information. The author outlines the reasons some homes sell and others don't. Then he goes through techniques for staging a home, how to price a home the right way and why some agents aren't completely honest in their pricing. He explains lots of different marketing ideas, websites, and advertising methods and then he starts talking about "desperation methods". He also has a start to finish outline of the selling process, and explains some differences when selling a home on your own or using a Realtor.
But what really set this book apart was all the real life stories. For every section, he has a couple stories explaining how each technique was used and what made it work. Really terrific! I checked this book out from the library, along with a handful of others as my wife and I began our search for our first home, and I consulted it more than any other book -- it covered the basics of evaluating a home from a practical point of view in an easily read and digestable way. If you are serious about finding a solid house, and making sure you get a good deal for what you're buying, Evans' book is a must have.

Are you neurotic like me? Do you pour over Amazon reviews scouring every aspect of every product so that you don't get hosed on something you buy? Well, imagine how much more that neuroticism goes into overdrive at the prospect of one of the biggest purchases ever -- your home. So this book really appealed to me -- yeah, now I'll have the expertise and know-how to really eye a potential property for defects that cost me a fortune later or at the very least, give me a leg up in negotiating a more favorable price.
And for those two purposes, this book definitely delivers what I intended. But my major complaint is that it is a very difficult read. It was almost like a crash course in home inspection. I'm not sure what I should have expected -- the book is VERY thorough. But that thoroughness is a little overwhelming. It pretty much lists in detail EVERY single thing that could possibly be wrong with a house. And it's organized by room, so you can do it as you walk from one part of the house to another.
But after reading halfway through the book, I started to panic. It was almost like, "Don't forget to to check the wall; don't forget to lift up the carpeting and look at the kind of wood underneath; don't forget to check the entire metal fence for rusting; check the pipes to see if they are PVC, copper, PB, metal, yellow brass, red brass (which is actually pale brown brass), galvanized, etc etc etc etc. WHOA! This is not the sort of thing that you would be able to check on every house that you were doing a walk-through on when you're about to check out 4-5 a day with a realtor. I would be surprised if you could even cover 60% of this stuff by yourself once you narrowed it down to a single house. I mean, you're not going to lift up someone else's carpeting that is probably nailed down to check out their floors.
What this book did make me realize was the value of a very good home inspector. And at the very least, it gave me a more thorough look at what sorts of things could go wrong in a home, the early warning signs and symptoms, the catastrophic consequences if you leave it untended, and how to go about fixing it. It's a great book both for buyers and current homeowners (just to help you keep your property up to snuff). It also helps you to understand so much about the inner mechanisms and workings of your home -- especially if you're like me and the extent of your handiness is putting a nail into the wall to hang up a picture frame.
I would recommend it, but if you're a layman, don't think that you're going to get away with avoiding a home inspector for the price of this book.
